How do I join Green Leaf HOA? Membership is automatic with the purchase of property in Green Leaf.

Who are the HOA board of directors? Current list of directors is on the Governance page.

When does the board meet? Meetings are held every other month. In addition, an annual all-members meeting is held in December. Dates and location will be posted on this website, on the official Green Leaf HOA page on Facebook, and at the Green Leaf front entrance.

What is the current HOA fee and when is it due? See this page for the current fee and methods to pay. HOA fees are due on June 1 and are considered late if received after June 30.

When will I get my fee statement? Statements are mailed in early May. If you do not receive one by June, please contact the HOA management office.

How do I change my address in HOA records? Please contact the HOA management office promptly with any change of address.

Assessments, or Estoppels, are requested by the closing agent in the event of a sale. Please send estoppel requests to:

When is trash pickup day? Trash is picked up Monday morning except on designated holidays (see this page for holiday schedule). Trash bins should be placed on the curb no earlier than 24 hours before scheduled pickup time and removed within 24 hours after pickup.

What can be recycled? Every unit should have two recycling bins: Paper products (orange) and plastics and metals (blue). For current guidance, see What to Recycle on the Alachua County website.

How to dispose of yard waste? Yard waste must be placed in paper waste bags or rigid containers. Current guidelines for yard waste can be found under Curbside Pickup Guidelines on the Alachua County website.

What do I do about large items? For current guidelines, see Special Pickups for Large or Bulk Items on the Alachua County website.

Who maintains our yards? Each homeowner is responsible for lawn, landscaping, and tree maintenance on their properties. The Green Leaf HOA maintains common areas, including two picnic areas and a retention pond.

May I paint the outside of my unit? Before you paint, please submit an Architectural Change Request with the HOA, and include proposed paint colors with the request.

May I build or repair a fence? Yes. Please submit an Architectural Change Request. Fencing material should be wood with dogear cut to match neighboring fences as close as possible. Fencing shouldn’t be nearer to the street than the minimum building setback line. Owners should ensure the fence is within their property and does not block access to underground utility lines.

May I make other changes? Any external modifications require approval from the HOA. Please submit an Architectural Change Request with specifications of your project.

I received a violation notice. What are my rights? Florida law requires the HOA to provide owners with written notice of violations of its restrictive covenants. Owners have 14 days to respond to the notice.

Can owners be fined for violations? After the 14-day period, the HOA may impose fines for violations. Owners have the right to appeal fines to a committee of homeowners who are not associated with the HOA board or its members. Florida law limits fines to no more than $100 per day, not to exceed $1,000.

Are owners responsible for conduct of tenants or guests? Yes. Florida law allows HOAs to issue notices for violations by any tenant or guest.

Where can I learn more? Florida Statute 720 is the law regulating homeowners associations. Section 305 relates to violation notices and fines.
